RIDC Manor II Alterations

HDG was contacted by the Regional Industrial Development Corporation (RIDC) to provide professional architectural services for alterations to a potential tenant space within an industrial building in Mckeesport, Pennsylvania. The base building alterations included MEP upgrades to the entire tenant space to include new LED lighting, heating, a fire alarm system and a dry sprinkler system. A new separate electric panel metered for the tenant space was also included in the upgrades. The existing metal roof was insulated throughout to provide a more thermally comfortable space. In addition, two new accessible toilet rooms were added on the main floor of the building. These were located adjacent to the existing water and sanitary lines to reduce cost. A new janitor’s closet and drinking fountains were also added within the new toilet room area. Along with these upgrades, HDG also worked with the Owner to create a more functional space through revised circulation between adjacent spaces and leveling the main floor.
